Declaration to open at F1RST Residences in Capitol Riverfront
Full-service restaurant will be joined at the mixed-use property by the newest Barre3 location.
Declaration will be the latest restaurant to open as part of the creative retail mix at F1RST Residences in Washington, D.C.’s Capitol Riverfront neighborhood.
Opening in mid-March, Declaration will be the property’s first full-service dining option. The 3,500-square-foot restaurant, located at 1237 First St. SE, will be the second location for Declaration in D.C. This new location will be double the size of its counterpart in the Shaw neighborhood and will offer pizza and Philadelphia-oriented menu items, including some ballpark staples.
Barre3 will open next door to Declaration in late summer, marking the District’s fifth location of the fitness studio, that has locations in 32 states, as well as in Canada and the Philippines. Opposed to a one-size-fits-all approach to exercise, Barre3 teaching gives clients a rewarding endorphin high and a deep muscle burn—without pain in areas of the body prone to injury.

Barre3 offers a low-impact workout that encourages its clients to test and build strength at their own pace. In the ten months since F1RST opened, our residents and neighbors have really rallied around the development and helped make it into a community – and we’re looking forward to offering them these new experiences.”
In addition to Declaration and Barre3, the ground floor retail at F1RST also features fast-casual eateries Taylor Gourmet, Chop’t, Chipotle, Roti and RASA, and fitness studio [solidcore], all of which are open. One available retail space remains.
F1RST Residences, developed and owned by Grosvenor Americas offers 325 rental apartments, of which 50 are offered at below market rental rates. Amenities at the 450,000-square-foot mixed-used development include a rooftop pool and hot tub, full-service concierge staff and a 2,300-square-foot fitness center. The District’s first-ever stadium-seating view into Nationals Park can be experienced from F1RST’s rooftop. Leasing has been strong with over 80% of the units leased since opening in April 2017.
F1RST is less than a quarter of a mile from the Anacostia Riverwalk Trail, a block from Navy Yard Metro Station, a mile from Capitol Hill and minutes away from The Yards. The project was designed by Hickok Cole Architects and co-developed by McCaffery Interests, who also provide construction, leasing and property management services for the project. Bethesda-based Clark Enterprises is an equity partner in both the residential and retail components.
