Grosvenor Asia Pacific's Hong Kong and Shanghai office refurbishments

These are the first projects in Asia to achieve WELL Certification at Gold Level for new and existing interiors.

Grosvenor Asia Pacific announced today that its new Hong Kong and Shanghai office refurbishments have both been awarded the International WELL Building Institute’s™ (IWBI™) Gold Level Certification for the WELL Building Standard™ (WELL™). The office refurbishments, designed by award-winning boutique studio Bean Buro (Hong Kong) and international interior design and build firm DB&B (Shanghai) in consultation with mechanical, engineering and plumbing consultant Glumac, are the first office refurbishment projects in Asia to receive such recognition for new and existing interiors.

Administered by IWBI, the WELL Building Standard is an evidence and performance-based system for measuring, certifying, and monitoring features that impact human health and wellness in buildings through air, water, nourishment, light, fitness, comfort and mind.

The 4,243 sq. ft. Hong Kong office Headquarters for Grosvenor Asia located in Jardine House, Central, received its  WELL Certification at Gold level on 3 March, 2018 and Grosvenor’s 2,584 sq. ft. Shanghai office located in HKRI Taikoo Hui, Jing’an District became WELL Certified also at the Gold level on 16 January 2018.

The Design: WELL

The innovative workspaces create a more productive and engaging working environment by incorporating sustainable and human-centric design features as central philosophies.

In both offices, employees from the open plan can choose to work in a variety of spaces, such as the informal focus rooms, phone booths, and a pantry cafe. A wellness room provides an area for relaxation and each space is fitted with bespoke lighting control sensors, and high-performance acoustic solutions. The designs also use purposefully selected air-purifying planters to reduce CO2 levels.

The design features are supported by a number of policies to enable employees to maximise their health and productivity at work. Employees benefit from company sponsored gym memberships, daily fresh fruit, and most recently, the roll out of a mindfulness program where employees have learnt techniques to focus and manage their energy and alertness.

The WELL Certification endorses Grosvenor’s commitment to achieving excellent air quality, rigorous water quality standards, and health-oriented lighting design. Unsolicited feedback from staff demonstrates the innovative design features are genuinely enhancing their workspace environment and experience.

The two offices are also expected to imminently achieve certification under Leadership in Energy and Environmental Design (LEED), by the U.S. Green Building Council (USGBC). Shanghai is targeting LEED Platinum Level Certification to accompany its WELL Certification at Gold Level. The Hong Kong Office is targeting a dual LEED and WELL Gold Level Certification, which if successful, will make it the first office refurbishment project in Hong Kong to achieve such recognition.
