The Hive is a 79,000 sq ft Grade A office building in the heart of Manchester’s Northern Quarter, a vibrant hub for creative and tech businesses.

The asset was developed in 2010, achieving a BREEAM Excellent rating and winning the British Council of Office’s ‘Best Office in the North’ award.

The multi-let building is arranged over the ground to sixth floors and features a retail arcade running through the scheme, roof terraces on the third and fourth floors, and a natural ventilation system.

A series of improvement works are under way to cement The Hive’s reputation as the leading office building in the Northern Quarter. These include amenity upgrades and environmental enhancements, including a greening to deliver a significant biodiversity gain, upgrading of bike and shower facilities and the application of Grosvenor’s Green Lease.  

Green Leases

New green lease clauses were added to our standard lease in 2020. They are designed to make it easier and more cost effective for occupiers to run their business sustainably and aid us in achieving our zero carbon and zero waste goals.
