Following receipt of planning permission in 2021, we will create a new inclusive neighbourhood that meets the needs of residents and businesses today whilst ensuring that it respects the area’s significant heritage and will stand the test of time.

Through a sensitive but comprehensive development, we will deliver a significant increase in much-needed housing for Westminster.

The permitted scheme will provide 88 new affordable homes – with social rented tenants currently on the site able to move just once in to their new homes should they wish.

All affordable homes will be up to 50% larger than existing homes, cheaper to run, and have dedicated communal gardens and play spaces. Westminster City Council residents from Walden House also have a right to return to the new social rented homes on site, with the option to move just once should they choose.

We’re working to a series of bold environmental goals including achieving net zero carbon, zero waste and a significant biodiversity gain in Belgravia and Mayfair.

The approval secures a £10m investment in new and existing public spaces including revitalising Ebury Square Gardens. Green and blue roofs will enhance local biodiversity and help reduce water consumption by 45%.

In addition to the increase in green space, the scheme will result in a 94% reduction in operational carbon and a 55% reduction in total operational and embodied carbon, compared to what’s there today.
