• Expected to open in 2022, 825 Pacific addresses a public need for increased arts and culture space and is one of the single largest in-kind CAC projects in the city’s history.
• The development provides a vital injection of dedicated artist space into a city that has lost approximately half a million square feet of studio and exhibition space in the past decade.
• 825 Pacific is Grosvenor's first Passive House development in North America and is also one of the first commercial properties in Vancouver that has been built to meet international Passive House energy efficiency standards.

825 Pacific

• The seven-storey artist-focused community hub is now complete at the northwest corner of Howe Street and Pacific Street, across the lane from Grosvenor’s latest residential tower, The Pacific.
• Designed in collaboration with acdf* Architecture and IBI Group, 825 Pacific will feature 22,000 square-feet of affordable production spaces, independent studios, exhibition space and offices.
• 825 Pacific was developed in collaboration with affordable space provider BCA (formerly BC Artscape), and will be managed by arts and culture non-profit 221A, who will sublease the spaces to not-for-profit organizations and a range of artists working in various mediums.

“Downtown Vancouver is the centre of arts and culture in the region. As a developer, we wanted to help offset the loss of space for artists that we’ve seen downtown in a meaningful way," explains Marc Josephson, Grosvenor's Senior Vice President of Development. “Arts and culture vibrancy is essential for a thriving neighbourhood, and this building and its occupants will transform it into one where these vital elements are celebrated rather than forgotten.”

A Space for Artists

• Grosvenor committed to providing meaningful support for Vancouver’s thriving arts and culture scene by putting a portion of their community amenity contribution (CAC) toward developing 825 Pacific instead of writing a cheque.
• 825 Pacific will provide an affordable and secure multi-purpose space for creators to come together to work and collaborate in the heart of the city’s downtown core.

“With 825 Pacific, we are also demonstrating what’s possible from an environmental sustainability perspective with the building meeting Passive House standards,” added Josephson. “Our hope is that this will make a lasting positive impact on the neighbourhood, and showcase the role of sustainability, arts and culture in helping to complete a community.”

Sustainable Building Design

• The ultra-low energy building is constructed with thicker walls, fewer and more strategically placed windows, and very efficient heating and cooling systems resulting in lower carbon emissions.
• Purposeful design features will drastically reduce the building’s overall energy consumption and environmental impact. When in operation, 825 Pacific will produce nearly zero greenhouse gas emissions.
• Constructing 825 Pacific to Passive House standards aligns with Grosvenor’s recently announced commitment to achieve net zero carbon emissions from all of its directly managed buildings by 2030.
