Grosvenor has announced a new ten-year lease with luxury diamond and jeweler Yadav Diamonds and Jewelry (Yadav) at 170 Grant Street in San Francisco’s Union Square neighbourhood.
Yadav is occupying 3,425 square feet of space on the fifth floor at the property, located in the heart of San Francisco’s vibrant Union Square shopping district. The family-run business, which has been active in San Francisco since 1983, began operating in its new space in late 2024. With a tenure in the city comparable to Grosvenor's 50+ years, Yadav is recognized by the Legacy Business Registry for over 30 years of operation in San Francisco, significantly contributing to the city's history and identity.
Yadav’s spacious new showroom at 170 Grant boasts a meticulously crafted design, featuring improved lighting and an elegant layout that highlights their exquisite jewelry collection.
Grosvenor acquired 170 Grant in 2005 and subsequently completed an extensive renovation including new building systems, a seismic upgrade and a new window wall façade that artfully preserves the original masonry exterior. In 2016, international fashion house, Dior, opened their 10,000 sq ft flagship store on the ground floor.

This latest transaction continues the significant leasing activity Grosvenor has experienced across its Union Square portfolio. Last year, luxury designer BVLGARI secured a 9,000+-square-foot long-term lease across multiple levels at 200 Grant Avenue and the St. John Knits fashion brand also inked a 1,500-square-foot lease at 245 Post Street.
Grosvenor’s West Coast high street retail portfolio also includes 240 Stockton Street where Gucci is situated in San Francisco and 306 North Rodeo Drive in Beverly Hills, which is home to the distinguished jeweler Harry Winston.
An active investor and developer in the San Francisco Bay Area since the 1970’s, Grosvenor has added impactful residential and mixed-use development projects to the region, including Crescent in Nob Hill, 1645 Pacific Avenue in Russian Hill and 288 Pacific Avenue in Jackson Square. Last year, the firm delivered a 163-unit furnished rental community in Berkeley called Ace, and is furthering plans on its North 40 Phase II project that will deliver 450 new homes in Los Gatos, as well as a 225-unit rental project in the uptown area of Oakland.
