Grosvenor has announced the opening of Margarite, a new, best-in-class mixed-use rental community in Washington, D.C.’s lively Union Market neighborhood. This new development provides contemporary residences across 13 stories along with a new 6,000-square-foot community park.

Designed by an internationally renowned design team led by architectural firm ParkFowler Plus in collaboration with SCAPE Landscape Architecture, LERA Consulting Structural Engineers and Centric Lab, the project incorporates a number of elements and spaces meant to promote physical and mental wellbeing.
Those elements include:
“Each home has been carefully crafted to offer residents an elevated living experience, with a focus on comfort, functionality and style,” said Brad Fowler, Principal at ParkFowler Plus. “With private outdoor space in over 50 percent of residences, including expansive outdoor entertainment areas in the Penthouse collection, open-concept layouts and floor-to-ceiling windows, Margarite’s design places a premium on natural light to create warm and inviting spaces.”
“Our research for Margarite aimed to ensure that a diversity of development and design decisions met the needs of incoming residents and existing locals alike. We paid particular attention to demographics such as expecting parents, young children, and older people in the design and placemaking ambitions.”, said Josh Artus, Urban Strategy & Healthy Places Lead at Centric Lab, a London-based research partner who specializes in understanding how a building’s design and placemaking efforts can impact the health and well-being of its residents.
Margarite’s serene environment is a welcome respite within the bustling Union Market neighborhood, which has quickly become one of the most vibrant, walkable neighborhoods in the city. Future Margarite residents can easily walk to Michelin-star restaurants, entertainment venues, an eclectic mix of local, regional and national retailers such as Trader Joe’s, Blue Bottle Coffee, and Scotch & Soda, as well as easily accessible public transportation options. Less than half a mile from the NoMa-Gallaudet Red Line Metro station, residents can easily access Downtown D.C. and all top attractions in the city, including the US Capitol Grounds, Capital One Arena and the diverse dining and shopping options at the Shops at City Center.
In addition to unparalleled outdoor space, wellness-minded amenities and interiors, Margarite is designed to achieve LEED Silver certification and Net Zero Carbon Neutral status, aligning with Grosvenor’s World Green Building Council commitment to achieve net zero carbon emissions by 2030. Margarite is the latest project in Grosvenor’s long history of owning and operating property across the Washington, D.C. area. Since 1986, Grosvenor has added impactful residential and mixed-use projects to the region, including CityHomes in Eckington, F1RST in Navy Yard, District Apartments in the U Street Corridor, and Central in Silver Spring, Maryland.
