The Ice Factory, an extension of Grosvenor’s Eccleston Yard development has taken a significant step towards full occupancy with Javelin Global Commodities, one of the world’s leading commodity marketing and trading companies, taking all 21,473 sq. ft of available office space.
Spanning five floors, 27 Eccleston Place, known as the Ice Factory, is a 28,900 sq. ft. re-purposed warehouse. Originally built in 1830 for Shingleton’s Ice Company Ltd, it has been adapted to a range of uses over its near 200-year history, being used as a coachworks, power station and motor repair centre.
Through sensitive adaptation and preservation, this 21st century reimagining of the Ice Factory provides contemporary workspace, retail and the only roof top restaurant/bar space in the area.
The Ice Factory is located next to Eccleston Yards, a leafy courtyard brimming with independent shops, fashionable restaurants and wellness hubs, developed by Grosvenor and opened in 2018.
Designed by Buckley Gray Yeoman, the revitalised Ice Factory has been extended by two floors, with the original pitched roof replaced with a new saw-line tooth roofline and the interiors updated to create a more sustainable building and modern new facilities.
To ensure the former industrial building fits the character of the surrounding Conservation Area, key elements of the original building have been restored, including the majority of the façade, the stock brickwork, the original ironwork and its arched openings, now the entrance to the retail and office space.
The interior has been designed to provide large open plan collaboration areas, celebrate the original steel and brick structure and take advantage of high floor to ceiling heights, with tall windows generating a unique and dynamic workspace.
In line with Grosvenor’s sustainability commitments both parties have agreed green lease provisions.
Javelin is expected to move in early in the new year.
