Grosvenor has today announced that Runway East, the leading provider of flex space in Bristol has committed to a 15-year renewal at 47,000 sq. ft. Bristol Bridge at 1 Victoria Street.   

Prominently located in the heart of the Bristol’s Central Business District, the building provides newly renovated coworking and private offices for teams sized 1-75, featuring breakout spaces, meeting rooms, a private roof terrace and a riverside café and bar.  

As part of the renewal, Grosvenor and Runway East will work together to undertake further environmental and amenity upgrades at Bristol Bridge, ensuring it continues to provide the best possible space for growing businesses.  

Runway East recommitting to Bristol Bridge builds on a positive 2024 for Grosvenor’s 500,000 sq. ft. regional office portfolio, with 45 lease events across 192,000 sq. ft. driving a 39% uplift in rental income.  

With two sites in Bristol, Runway East is Bristol’s biggest operator of in demand flexible space, with a client list, including Octopus Energy, Deliveroo, Travel Local, Creativity UK and Paymentsense. 

The environmental improvements scheduled for Bristol Bridge are part of a wider £35m programme of capital investments Grosvenor is undertaking across its regional office portfolio.  

Driven by the organisation’s commitment to reducing emissions from its buildings, developments and supply chain by 90% by 2040, this refurbishment programme commenced in 2023 and is applying Grosvenor’s experience of retrofitting properties across its London portfolio.
