A unique partnership opportunity

  • Looking to attract a long-term co-investment partner on a five-property portfolio comprising 331,000 sq. ft. across a contiguous 18.94-acre land parcel on Annacis Island.
  • Grosvenor is the largest landowner on the Island, directly managing circa 920,000 sq. ft. across 250 acres.
  • The portfolio is 100% leased to a diverse and strong tenant mix; clear ceiling heights of 26’ and ample drive-in and truck-level doors mean the properties are well positioned to accommodate various occupiers and uses.
  • Large-scale industrial opportunities like this are rarely available in Metro Vancouver; the portfolio is proximate to several urban centres, including Downtown, Burnaby, Richmond and Surrey, and offers a well-diversified mix of buildings by type, bay sizes, unit configurations and age.
  • Vancouver’s industrial leasing market is among the most robust in North America, consistently delivering strong rental rate growth and low availability rates.

A brief history of Annacis Island

Grosvenor's first international acquisition outside of the UK

Seeking to apply its estate management skills of investment, development and asset management outside of the UK, Grosvenor embarked on its first significant international investment in 1952 with the acquisition of Annacis Island.

Opening Canada's first industrial park

Between 1953 and 1955, development of roads, utilities, a causeway and administration office progressed. Then, on July 22, 1955, Annacis Industrial Estate officially opened as Canada's first industrial park, welcomed by over 1,300 guests.

The leading industrial hub of the Lower Mainland

In the 70+ years that have followed, Annacis Business Park has emerged as the premier industrial hub in the Lower Mainland, hosting over 400 companies and employs more than 10,000 people, serving as a key distribution center for Metro Vancouver.
