Grosvenor and Stow Capital Partners have completed the comprehensive redevelopment of 20 Balderton Street, W1 with almost 80% of the space already let.
The five-storey renewal of the upper floors of 20 Balderton Street, W1 by the joint venture includes the addition of private and communal roof terraces and new lifts providing 27,000 sq ft of Grade A office space in Mayfair. The lower floors house a 42,169 sq ft flagship store opening on to Oxford Street let to Adidas.
Significant tenants include Patria Investments and 777 Partners, both global investment and asset management firms. Each is signed up to Grosvenor’s green lease, enabling landlord and tenant to work together to reduce carbon by sharing utilities consumption data, powering premises on green energy and consolidating deliveries and waste collections.

Helping to drive take up, an innovative marketing and fit out office design partnership with TX enabled potential occupiers to visualise and design office space in their first viewing, using a combination of real space experience, real-time design technology, and dedicated design support.
A TX Host guided prospective tenants through an exciting design process as to how they can configure and customise the pre-fitted space in line with their specific business needs, culture, vision and budget.
Knight Frank and JLL acted for the joint venture on leasing.
